THE TUSCAN MANOR

If you are planning to head somewhere with a touch of luxury and privacy, surrounded by vineyards and fields and close to the Tuscan sea, then we have the perfect destination. The estate's privileged location makes it easy for guests to quickly reach the nearby Tuscan natural parks and nature reserves famous for sightings of rare animals. The area is also uniquely rich in major archaeological sites, such as the Vulci Archaeological Park, and is endowed with marvellous museums, such as the City of Cosa Museum, alongside the excavations of the splendid Etruscan city, and the Tarquinia and Vetulonia museums. Close by you will also find gems like Sovana, Saturnia with its famous hot springs, and the medieval centre of Capalbio, now a jet-set holiday resort, EVEN Rome, Siena, and Florence are within driving distance. Whether you are into a game of golf, sports fishing, boat hire, diving, horse riding or feel like a game of tennis, you are close to all these activities.

We arrive at the Italian manor and find ourselves surrounded by a garden, greenery, and a swimming pool. The Manor can sleep a maximum of n. 19 guests if we include children, max n.14 adult Guests + 2 kids (3/16) + n.2 kids (0/3) + n.1 cot (0/3 months). Or a total of only 14 guests if all adults.

The Manor is a family private home, very charming and equipped with tastefully and antique furnishings combined with the latest modern technology so as to guarantee maximum comfort. With an entrance gallery, n.3 Livings, Library, sofas and fireplace, Studio, Dining Room with empire mahogany dining table for 22 people, n.4 Master queen size Bedrooms named Viola,Verde, Azzurra, Bianca with ensuite n.4 Bathrooms (the Master Bedroom Bianca has ensuite also a small Single Bedroom) + n. 2 Master king size Bedrooms (or twin beds) named Marilli and Rosa with ensuite n.2 Bathrooms. The Master Bedrooms Viola, Bianca, Verde, Marilli and the smaller queen size Bedroom named Pavone with ensuite bathroom (shower only) are all on the first floor (19 steps) and n.2 Master double Bedrooms Azzurra and Rosa are on the ground floor where there is also n. 1 toilet for Guests, a large kitchen, and a large laundry & storage.

The manor provides a living area with satellite TV, heating, Internet wireless access 10 GB Vodafone weekly. In every Master Bedroom air-conditioning is available, satellite TV, mosquito nets, summer and/or winter linen (bed linen, table linen, and bath linen), the estate crockery. Every Master Bedroom has its private bathroom complete with n.1 welcome courtesy kit, bathtub, and large shower, hair dryers, and luxury toiletries, change of bed linen, bath-towels once per week. 1 Washing machine and n. 2 drying machines. The kitchen comes with a 5 burner gas stove, 1 electric oven large 90cm, 1 microwave oven, 1 American coffee machine , 1 Italian espresso/cappuccino coffee machine, Braun robot, dishwasher, freezer, fridge, iron with ironing board and a large table to prepare food and/or eat. The property provides included in the rent a normal water consumption of n.6m3 (6.000 liters) per week; excess consumption is charged to the tenant and will be paid at check out.
